Small Lot Size Reform
Land is expensive in Rhode Island. The more land required to build a new home, the more expensive the home will be. Building homes on small lots used to be common practice in cities and village centers, but is no longer legal to build in much of the state without a special zoning exemption.
Legalizing homes on modest lots will create more affordable housing opportunities for young families and downsizing seniors while also helping to preserve Rhode Island’s farmland and forests.
This Bill Will:
Create new homeownership opportunities in walkable neighborhoods by allowing new homes on lots of 5,000 square feet
Preserve rural landscapes by focusing on areas with water and sewer
Limit excessive lot size requirements for small apartment buildings (two to four units) that waste land and drive up rental prices
