South Kingstown Delays Form-Based Code Vote until October 13th

Background information:

Form-based code is a type of zoning that regulates a building's shape, placement and appearance before construction takes place, which decreases costs through limiting lengthy hearings and permitting processes.

This proposal would create five districts, prioritizing residential neighborhood use along the northwest, southwest and southeast corners of the neighborhood, and transitioning the central area into a denser neighborhood core with more businesses and pedestrian-oriented public spaces.

The changes would not regulate the number of people living in residential properties, only the size and character of properties. According to the Planning Board, mixed-use residential properties with retail and services on the first floor are encouraged. New buildings would need to be built closer to the street, with parking to the side or behind buildings.  in the Old Tower Hill Road area that would place greater emphasis on walkability, mixed-use development and neighborhood character. Read more in the South County Star

 

Why it Matters:

The form-based code would decrease building costs associated with home construction, providing much needed residential uses in a location that serves students, young families, the elderly – residents and neighbors who need homes!
